The North Star Management is allowed to assign, transfer, and subcontract its rights and/or obligations under these Terms without any notification. However, you are not allowed to assign, transfer, or subcontract any of your rights and/or obligations under these Terms.

These Terms constitute the entire agreement between North Star Management and you in relation to your use of this Website and supersede all prior agreements and understandings.

Governing Law & Jurisdiction

These Terms will be governed by and interpreted in accordance with the laws of the Province of Ontario, Canada, and you submit to the non-exclusive jurisdiction of the Province and federal courts located in Ontario, Canada for the resolution of any disputes.

SMS Terms of Service

Effective date: August 18, 2026

1. Program Description

North Star Management operates an SMS text messaging program for the owners, residents, board members, and vendors of the properties we manage. By consenting to receive text messages from North Star Management, you agree to these SMS Terms of Service.

2. Types of Messages You Can Expect

Messages you receive from North Star Management are customer care and account notification messages relating to your unit, your account, or your building. They include:

parcel, package, and delivery notifications;
appointment and service-visit reminders;
maintenance, repair, and contractor scheduling notices;
notice of entry to a unit;
building alerts, including water shutoffs, elevator outages, fire panel testing, and emergency notices;
amenity, parking, and locker notifications;
meeting and annual general meeting reminders;
account notifications, including common element fee and payment reminders; and
replies to questions and service requests you send us.

We do not send marketing or promotional text messages through this program.

3. How You Consent

We send text messages only to individuals who have given consent. We obtain consent verbally — a member of our staff will ask you: “Do you agree to receive customer care and account notification text messages from North Star Management? Reply STOP to opt out; Reply HELP for support; Message and data rates may apply; Messaging frequency may vary. Consent to receive text messages is not a condition of purchase and is not a condition of receiving our property management services. You may decline and continue to receive all required communications by mail, email, or telephone.

4. Message Frequency

Messaging frequency may vary. The number of messages you receive depends on activity at your property and on your account.

5. Cost

Message and data rates may apply. North Star Management does not charge for text messages, but your mobile carrier’s standard message and data rates apply to messages you send and receive. Contact your carrier for details of your plan.

6. Opting Out

You may opt out at any time. To opt out, text STOP in reply to any message you receive from us. You may also send STOP, END, CANCEL, UNSUBSCRIBE, or QUIT. You will receive one confirmation message, after which we will send you no further text messages.

You may also opt out by calling 905-532-2520 or emailing office@northstarmanagement.ca.

Opting out of text messages does not withdraw you from communications that the condominium corporation is required to send you; those will continue by mail or email.

7. Help and Support

8. Supported Carriers and Delivery

Our messaging program is supported by major Canadian and United States mobile carriers. Delivery is subject to effective transmission by your carrier and is not guaranteed. Carriers are not liable for delayed or undelivered messages.

9. Your Mobile Number

You confirm that you are the account holder or authorized user of the mobile number you provide, and that you are at least 18 years of age. Please notify us promptly if your mobile number changes or is reassigned, by calling 905-532-2520 or emailing office@northstarmanagement.ca.

10. Privacy

Your privacy matters to us. SMS consent is not shared with third parties or affiliates. No mobile information is shared with third parties or affiliates for marketing or promotional purposes. Information is shared with subcontractors in support services, such as our SMS platform provider and mobile carriers, solely to transmit the messages you have asked to receive.
